Selling your boat in the UAE: the paperwork that really matters

By the JJ Marine team ·

Selling your boat in the UAE comes down to two things: clean paperwork and a clear trail of ownership. Get your registration, VAT position, mortgage release, IDs and a solid sale contract in order, and the RTA / coastguard transfer is usually straightforward. Cut corners on documents, and the process can stall for weeks.

What paperwork do you need before you list your boat for sale in the UAE?

Before you even advertise the boat, it helps to assemble a complete ownership file. UAE buyers tend to move quickly when the paperwork is in order and hesitate the moment something looks unclear.

At a minimum, you should have:

  • Original vessel registration card (RTA or relevant authority)
  • Passport and Emirates ID copies for the legal owner
  • Proof of purchase (bill of sale or invoice) and any previous transfer papers
  • Evidence of VAT status (invoice showing VAT paid, or clear statement if it was exempt / non‑applicable)
  • Service history and recent maintenance invoices
  • Insurance certificate (current or recently expired)

If your boat is financed, you also need a letter from the bank or finance company confirming the outstanding loan amount and the process to release the mortgage. Without this, the buyer will not be able to complete the registration transfer.

How does vessel registration and deregistration work in the UAE?

In the UAE, motor boats and yachts are generally registered either with the RTA (for Dubai) or with the coastguard / local maritime authority in the emirate where they are based. The registration card sits at the centre of the sale, so you want it accurate and up to date.

Check that:

  • The registered owner’s name matches your passport or trade licence
  • Hull identification number (HIN) and engine details are correct
  • Any restrictions (commercial use, charter permissions) are clearly stated

If you are selling a Dubai Marina based cruiser such as a 12.50 m Sea Ray 390 Sundancer, the buyer will almost certainly expect the RTA file to be clean and current. If the boat is registered in another emirate, factor in extra time to coordinate between authorities or to move the file.

When the sale completes, the usual sequence is:

  1. Seller and buyer sign the sale contract.
  2. Any finance is settled and the mortgage is released.
  3. The authority cancels or transfers the registration from seller to buyer.
  4. The buyer re‑registers in their name and updates insurance.

As a rule, the boat should not move or operate under the new owner until the paperwork is updated, even if funds have already changed hands.

What should a UAE boat sale contract include?

Unlike buying a car, many private boat sales in the UAE still happen on basic templates or even email exchanges. It is usually safer to use a clear written contract signed by both parties and accompanied by ID copies.

A practical sale agreement will usually cover:

  • Details of the vessel: make, model, year, HIN, engine numbers, key dimensions
  • Price and currency, with any deposit amount and payment schedule
  • Inclusions: tender, toys, berth rights (if any), remaining warranty
  • Condition wording (for example, “as seen and inspected”) and any survey clause
  • Handover conditions: sea trial, rectification of agreed issues, cleaning
  • Responsibility for fees and charges (berthing, registration, survey, lift‑out)
  • Date and place of completion and handover protocol

Many sellers choose to tie the contract to an independent pre‑purchase survey, especially for larger or older vessels. On something like a 2004 mid‑cabin cruiser, a recent survey report and service file can be the difference between a hesitant buyer and a committed one.

Does VAT and duty matter when selling your boat in the UAE?

VAT is often a point of confusion, especially for boats that have moved between jurisdictions. In practice, what matters to most buyers is whether they might face surprise tax exposure later.

You should be ready to explain:

  • Whether VAT was paid on the original UAE purchase and to provide an invoice if applicable
  • Whether the boat was imported into the UAE and who handled the customs clearance
  • Whether the boat has been used commercially, which can affect the tax treatment in some cases

For private UAE based sellers, the secondary sale itself is typically not subject to VAT in the same way as a dealer transaction, but buyers are increasingly asking for supporting paperwork to show the boat was correctly brought into the country. If you lack documents, be honest upfront rather than promising what you cannot prove.

How do you handle finance settlements and mortgages on UAE boats?

If the boat is under finance, the mortgage is usually recorded on the registration. A clean title at transfer means the mortgage must be fully released or transferred according to the lender’s rules.

A typical sequence looks like this:

  1. Buyer pays a deposit to a neutral client account or broker.
  2. Seller obtains a liability letter from the bank confirming the settlement figure.
  3. Funds are used to clear the outstanding loan.
  4. Bank issues a clearance / no‑objection letter and asks the authority to remove the mortgage.
  5. Registration is updated and the balance of the purchase price is released.

Trying to shortcut this flow with cash handovers or informal promises tends to slow everything down. If in doubt, treat it closer to a property transaction than a casual sale and insist on bank‑to‑bank transfers and written confirmations.

Which supporting documents help your UAE boat sale go smoothly?

Serious buyers in Dubai increasingly expect the same structure they would see when buying a car or property. Supplying a tidy, indexed folder of documents builds confidence and often supports a firmer asking price.

Helpful supporting items include:

  • Full service logs and engine hours with dates
  • Recent haul‑out report and antifouling invoices
  • Manuals and original brochures
  • Keys, fobs, security codes and any tracking documentation
  • Berth or marina agreement (if there is an option to take it over)

If you are planning to move out of boating after the sale, it still helps to understand the buying side. Guides such as /guides/buying-your-first-yacht-in-dubai, /guides/what-size-yacht-do-you-need and /guides/new-vs-pre-owned-yachts-dubai show what your future buyer is likely to be thinking, and which questions they will ask about condition and history.

How does the actual transfer and handover work in practice?

The last stage is to align paperwork, payments and physical handover so that each step protects both sides. It is sensible to treat the sale as three linked events: sea trial and inspection, documentation and funds, and final delivery.

A typical handover flow:

| Stage | Seller focus | Buyer focus | | --- | --- | --- | | 1. Offer accepted | Confirm paperwork list, schedule survey / trial | Pay deposit, line up finance / funds | | 2. Survey / sea trial | Make boat available, cooperate on lift‑out | Inspect thoroughly, review report | | 3. Contract & IDs | Sign contract, share IDs and ownership docs | Sign, confirm terms, arrange insurance quote | | 4. Finance / mortgage | Obtain liability letter, arrange clearance | Transfer funds as per contract | | 5. Registration transfer | Attend authority appointment, sign forms | Register in own name, pay fees | | 6. Handover | Deliver keys, manuals, access cards | Take possession, update marina and insurer |

After transfer, inform the marina and your insurer in writing that ownership has changed. If you are staying in the market, it can be efficient to plan the sale and next purchase together and look at the ongoing running costs using tools like the /guides/cost-of-owning-a-yacht-in-dubai guide.

Часто задаваемые вопросы

Can I sell my UAE registered boat if I am outside the country?

Yes, but you will usually need to arrange a power of attorney for someone in the UAE to sign transfer forms on your behalf and to attend the authority or marina as required. Speak to the registration authority in advance so the wording of the power of attorney matches their requirements.

Do I need a survey to sell my boat in the UAE?

A survey is not legally mandatory for every private sale, but buyers commonly request one, especially on older or higher value yachts. Providing a recent independent survey can speed up negotiations and reduce last minute disputes about condition.

Who pays the transfer and registration fees when selling a boat?

There is no single rule: it comes down to what is agreed in the sale contract. Many sellers offer to cover existing charges up to the date of sale, while buyers pay the authority transfer or new registration fees, but you should make this explicit in writing.

What if some of my original boat documents are missing?

Missing documents do not automatically block a sale, but they can reduce buyer confidence and slow the transfer. Replace what you can through the original dealer, yard, engine manufacturer or authority, and be transparent in the contract about what is and is not available.
